How we work

Midway Builders & Developers is a construction company based in Naseerabad, FB Area, Karachi. Our engineering arm, Hybrid Tech Engineering (HTE), delivers civil, MEP and electrical works for energy, industrial and corporate clients.

From the first site visit to handover, the work runs in six steps, so you always know what comes next.

  1. Step 1: Consultation

    Tell us about your plot, family and budget. We visit the site and talk through what you want to build.

  2. Step 2: Estimate

    You get a cost range based on current material and labour rates, before you commit to anything.

  3. Step 3: Drawings & BoQ

    Architectural and structural drawings, then a bill of quantities so every item and rate is on paper.

  4. Step 4: Contract

    Scope, specifications, payment stages and timeline are written into one contract you can check line by line.

  5. Step 5: Staged construction

    Work proceeds stage by stage under engineering supervision, and you are kept informed as each stage is completed.

  6. Step 6: Handover

    A joint walkthrough, a snag list closed out, then the keys.

Questions people ask first

  • How much does it cost to build a house?

    It depends on covered area, storeys, location and the quality of materials. Use the calculator above for an indicative range for your plot. We give a fixed quote with a bill of quantities after visiting the site and seeing your drawings.

  • Are the calculator rates final?

    No. They are indicative market rates, and the date they were last updated is shown next to the calculator. Material prices in Pakistan move every month, so your final quote is based on rates on the day it is issued.

  • What is the difference between grey structure and a complete house?

    Grey structure covers the foundation, columns, beams, slabs, brickwork and rough electrical and plumbing lines. A complete house adds finishing: plaster, flooring, paint, woodwork, kitchens, bathrooms, fittings and fixtures.

  • How are payments made?

    Payments are made in stages tied to work completed on site, such as foundation, each slab, and finishing milestones. The exact schedule is written into your contract before work starts.

  • How long does construction take?

    The calculator shows a typical duration for your covered area. The final timeline depends on approvals, design and the finishes you choose, and is agreed in the contract.
